A crucial component of the renewed life and energy of Waco Town Square is the first phase of the Austin Avenue Flats: 49 loft-style residences with ten floor plans ranging in size from 540 to 1,504 square feet.

The local market response to residential lofts has been very favorable. There is strong interest from post-graduate and undergraduate students at the nearby Baylor University, as well as from parents who consider the lofts a better investment than more traditional student housing. Austin Avenue Flats are available for lease or purchase and come standard with hardwood floors, granite countertops, stainless steel appliances and outdoor terraces from 50 to 90 square feet.

Austin Avenue Flats will be built out in three stages:

• Phase I, completed in 2009, includes residential units as well as an additional 7,852 square feet of retail space available for lease.
• Phase II is the area adjacent to the newly-constructed Waco Chamber of Commerce and is expected to be a combination of 9,371 square feet of retail on the ground floor and 10,400 square feet of Class A office space on the 2nd floor.
• Phase III is reserved for future development.
