General Plan for The Chancel

The overall Greater Houston Area continues its steady growth and expansion. The Northwest Houston sector continues to thrive, as employment centers and burgeoning communities create jobs and residential development. City and county governmental commitment increases, as roads are extended and utility infrastructure expands apace with overall development.

Spring, Texas, adjacent to Houston and benefiting from its economic strength, continues to emerge as a highly-desirable location to live and work, with excellent schools, supportive community organizations and a thriving local micro-economy. The Partnership selected a prime location in Spring, Texas, for residential development, securing the 48.155-acre property in 2007.

The Chancel development is located at the intersection of Spring Cypress Road and TC Jester Boulevard in North Houston, (Spring) Texas. TC Jester is a major northwest Houston artery, linking a variety of communities and providing direct access into employment centers and entertainment amenities in Houston. The TC Jester Boulevard extension between Center Court Drive and Spring Cypress Road is complete, including a traffic signal on TC Jester at Spring Cypress Road. The location of the property was a vital consideration for the purchase and the investment.

The Chancel development will be anchored by a series of lakes - both for detention and quality of life - and wooded areas. The Chancel development plan calls for a total of 137 lots with 40 lakefront lots located among three detention/amenity lakes within the community. There will be 15 preserve-type lots that will be left heavily wooded and the remaining 82 lots will be standard 60-foot residential lots.

Homebuilders, MHI, Inc. and Meritage Homes, both have deposits held by WB Chancel L.P. for the right to all of the lots in the development based on pre-agreed take-down schedules. The builders have purchased their initial lot positions and are in the process of building model and spec homes in the neighborhood.
