Waco's growth and prosperity is tied in part to a thriving educational culture – this venerable city on the Brazos River is home to two colleges and the oldest university in the state of Texas offering several specialized post-graduate schools.

In response to market forces and the needs of the students, the Partnership helped pioneer Heritage Quarters, a multi-unit student living building in the heart of downtown Waco. With an emphasis on energy efficiency and smart urban design and functionality, Waco Town Square student living complements university life and work.

The effective design functionalities will allow the Partnership to configure 374 student quarters in a footprint totaling a compact 230,543 square feet. The four-story facility includes a state-of-the-art computer and business center, fitness center, swimming pool, on-site covered parking and access to the Waco shuttle.
