Anchoring the eastern end of the new Waco Town Square in Waco, Texas, is River Square Center. A redeveloped 120,000 square foot warehouse, River Square is a Class A, mixed-use retail and commercial office building with 92,000 net rentable square feet located on 1.073 acres at 215 Mary Street.
The Partnership formed a single-purpose entity, SWB River Square Partners, L.P. (the "River Square L.P."), to acquire the property in January 2007.
The River Square project differs from other Partnership undertakings in the Waco Town Square development in that the primary River Square asset was pre-existing, including a solid tenant base. Occupancy rates remain high for this property, while upgrades are implemented to the physical site.
