Bringing new office development to the city has always been a key focus for the City of Pearland, Texas-Houston's fastest growing suburb. Located along Highway 288-a major arterial to cities south of Houston, and just minutes away from downtown, the nation’s second largest port, the Texas Medical Center, and numerous airport systems, Pearland, Texas is a prime location for business.

ZT Group Business Center One, L.P., acquired 7.546 acres of land near the intersection of Highway 288 and Shadow Creek Parkway for the purpose of developing a multi-phase business center.

A true public-private partnership, our team, ZT Group and Wallace Bajjali, worked diligently with Pearland city officials to create a project that meets the needs of the community, and to ensure the project's success, the City of Pearland is providing appealing incentives to attract businesses and further development to their city.

The project will be completed in two phases. The first phase, completed in fall 2009, is a four-story, 80,000 square foot building, and the second phase is set to be a five-story, 100,000 square foot building.

The property design features include premium construction finishes, as well as many "green" amenities such as:

• Reflective white roof to reduce the heat effect (14% reduction in energy use);
• Water flow reduction fixtures;
• Energy efficient HVAC systems;
• Water efficient landscaping; and
• Designated parking for energy efficient and low emission vehicles.
