White Oak Lake Estates

White Oak Lake Estates is slated to become the most sought-after, exclusive, gated waterfront community in the increasingly prestigious locale of Northwest Houston, near the intersection of Huffmeister and Kluge roads. Approximately 40 acres were acquired by WB White Oak Lake Development, L.P., an affiliate of the Partnership, for the development of this single-family subdivision.

The development is located in Harris County, Texas, outside the city limits of Houston but within its extra-territorial jurisdiction. Currently, MHI is under contract to purchase 50 percent of the lots and will begin construction of the model homes in spring 2010. In addition, we are reviewing and negotiating the terms of several letters of intent from various builders interested in becoming the second builder.

The subdivision will be a gated estate-lot community planned for quality custom homes and consisting of 58 lots. White Oak Lake Estates combines the best of location and amenities, with a central lake and a forest of large white oaks and pine trees on each of the 100-by-200 foot lots. The subdivision is in the acclaimed Cypress-Fairbanks School District and only three miles from Highway 290, the major arterial for Northwest Houston. Significant infrastructure improvements are underway for access roads Huffmeister and Kluge, making entry and traffic patterns easier for residents.

A 4.2-acre lake will be the development’s focal point, with a meandering loop road, trails, parks and trees. Lakefront lots will have direct backyard access to the lake. Estate lots off the water will be aligned to have a water view. These residents will enjoy the lake through both planned views and direct water access via the two parks.

The parks are a significant amenity for White Oak Lake Estates, solidifying the quality of life and helping brand the waterfront community. One park is designed with a lake vista at the development entrance: Waterside Park. This park includes water view seating, a picnic area, pergola structures for shade, a marina pier, and non-power boating access.

The South East Park is designed particularly to benefit lake view residents who are remote from Waterside Park at the entrance. It is on the opposite side of the lake from the entrance and provides a lake vista, picnic area, a child development center and boating access.
